Your estate agent

An agent whospeaks your language.

We guide buyers on the Costa del Sol from an office in San Pedro de Alcántara, with 3.964 homes on the site and access to over 20.000. Free of charge to you as a buyer.

Why it matters

Because buying a house abroad should not become a language lesson

You probably buy a home abroad once in your life. It involves deeds, taxes and permits, and you want to understand those in the language you think in, not the one you order a beer in on holiday.

How it goes

From the first conversation to after the keys

01

An honest conversation first

What do you want, what do you want to spend, and what does that actually buy here. If your budget does not match your list we say so straight away, rather than driving you around for three months.

02

A selection, not a database

We do not send everything that matches your filter. We send the homes we would go and see ourselves, with the reason, and the reason the rest fell away.

03

Viewings in a single day

We group the viewings by area and collect you from your hotel or the airport. Most people see everything in half a day, including a few they would not have found themselves.

04

Negotiating with the figures in hand

We know what comparable homes in the same street actually traded for. That is the difference between making an offer and making a case.

05

Legal and tax checks

An independent Spanish lawyer checks the deed, the charges and the permits before you sign. We arrange your NIE number as well.

06

Still there after the keys

Transferring utilities, finding a manager, the annual tax return. That does not stop at the notary.

Frequently asked

What buyers ask us

What does your guidance cost me as a buyer?

Nothing. On this coast the seller pays the commission, and it is split between the listing agent and the buying agent. So you pay the same whether you engage us or not, with the difference that somebody is now sitting on your side of the table.

Are you Spanish or not?

Both. The office is in San Pedro de Alcántara, between Marbella and Estepona, and we sit in the Spanish agency database. We also speak Dutch, English, Spanish, German and French, so you can ask your questions in the language you think in.

How many homes can you show me?

The website holds 3.964 across 17 towns, from € 200.000. Through the shared agency database we reach over 20.000 homes, a good part of which is never listed publicly.

What does buying in Spain cost on top of the asking price?

Budget 8 to 13 per cent. On a resale that is mostly transfer tax; on a new build it is VAT plus stamp duty. Notary, land registry and your own lawyer come on top. We set it out per property before you make an offer.

Can I get a mortgage in Spain?

Yes. Spanish banks typically lend non-residents up to around 70 per cent of the valuation. Whether that beats financing at home depends on your situation; we put you in touch with someone who knows both sides.

Do I have to be there to buy?

At the notary yes, or you give your lawyer power of attorney. Viewing can be done remotely: we walk the property with you on video and film the things a listing glosses over.

Shall we look together?

Tell us what you are after and what you want to spend. Then we say honestly what that buys here, and which towns you should be looking at. Free of charge.
