Frequently asked

The questionspeople actually ask.

Everything buyers ask us before they come over, answered plainly. Where a number matters we link to the piece that says where it comes from and when it was true.

Working with us

What does your guidance cost me as a buyer?

Nothing. On this coast the seller pays the commission, and it is split between the listing agent and the buying agent. So you pay the same whether you engage us or not, with the difference that somebody is now sitting on your side of the table.

Are you Spanish or not?

Both. The office is in San Pedro de Alcántara, between Marbella and Estepona, and we sit in the Spanish agency database. We also speak Dutch, English, Spanish, German and French, so you can ask your questions in the language you think in.

How many homes can you show me?

The website holds 4.116 across 17 towns, from € 200.000. Through the shared agency database we reach over 20.000 homes, a good part of which is never listed publicly.

Do I have to be there to buy?

At the notary yes, or you give your lawyer power of attorney. Viewing can be done remotely: we walk the property with you on video and film the things a listing glosses over.

What it costs

What does buying in Spain cost on top of the asking price?

Budget 8 to 13 per cent. On a resale that is mostly transfer tax; on a new build it is VAT plus stamp duty. Notary, land registry and your own lawyer come on top. We set it out per property before you make an offer. Read the full breakdown

And what does it cost to keep the property every year?

Five things: the municipal property tax (IBI), the community fees, refuse collection, utilities and insurance. For most of our clients that comes to somewhere between a few hundred and a few thousand euros a year. There is also one tax almost nobody expects: as a non-resident you pay income tax on a notional rent even when the property sits empty. Read what it costs each year

Can I get a mortgage in Spain?

Yes. Spanish banks typically lend non-residents up to around 70 per cent of the valuation. Whether that beats financing at home depends on your situation; we put you in touch with someone who knows both sides. Read about borrowing here

The purchase itself

How long does buying take?

Six to ten weeks paying cash, ten to fourteen with a Spanish mortgage. The steps are fixed and each has a name: the NIE number, the reservation, the searches, the arras contract and the escritura at the notary. A new build runs to the developer’s build schedule instead. Read the timeline step by step

What happens to my money if I buy off-plan and the developer fails?

Spanish law answers that. Every euro you pay before completion goes into a separate account used only for that development, and from the moment the building licence is granted the developer must give you a personal bank guarantee or insurance policy covering what you paid. Ask for it by name: the aval bancario or the póliza de seguro. Read about the guarantee

Is it true that Spain charges non-EU buyers a 100% tax?

No. It was announced as an intention in January 2025 and a draft went to parliament, but it has never been debated, never voted on, and no implementation date has ever existed. A buyer from outside the EU pays exactly the same taxes as one from inside it. Read what actually happened

Living here and letting it out

Can I let the property out when I am not using it?

Often yes, but settle it before you offer rather than after. Since 2025 you need permission from the town hall first and then the regional tourism registry, the criteria differ per municipality, and a community of owners can prohibit tourist use by a three-fifths majority. We check all three before you view. Read the licence rules

Does buying a home still give me residency?

No. Spain closed the golden visa to new applicants on 3 April 2025. Buying is entirely unaffected: a non-resident can still buy any property at any price with nothing more than an NIE number. For living here, the non-lucrative visa and the digital nomad visa are both open, and neither requires buying anything. Read what replaced it
