Where the new build actually is

There are more than 300 active developments across Marbella, Estepona, Benahavís, Mijas and the surrounding municipalities — the largest new build pipeline this coast has ever carried. That sounds like abundance. In practice the supply is deeply uneven, and where you look decides what you can get.

West is where the pipeline is

The healthiest inventory sits west of Marbella: Estepona and Benahavís. East of Marbella and along the prime seafront it is far tighter, and it has been tightening for years. Marbella's long-running plan revisions, Estepona's coastal protections and Benahavís's terrain have all slowed land coming forward.

What the ground costs

New build averages in the first quarter of 2026 ran roughly €3.950 per square metre in Estepona, €6.200 in Marbella, €6.800 in Benahavís and €3.250 in Mijas. The gap between Mijas and Benahavís is more than double, over a driving distance of forty minutes.

The good projects go early

The strongest schemes — the New Golden Mile in Estepona, the Los Flamingos area in Benahavís — are selling 60 to 80 per cent of their units within six months of launch. By the time a development is being advertised widely, the best plots, floors and orientations are usually gone.

This is the single clearest argument for working with an agent rather than browsing portals. We see launches before they are public. That is not a sales line; it is simply how developer relationships work on this coast.

Plan for twenty to twenty-eight months

On a well-capitalised project, licence to delivery averages 20 to 28 months. Anyone promising materially faster is either at a very advanced stage or optimistic. Build that timeline into your plans, and into your financing.

And a note on Marbella's new plan

Marbella is finalising its PGOM, the municipality's first new general plan in nearly forty years, replacing the 1986 document. It will shape what can be built and where for a generation. Benahavís and Estepona are separate municipalities with their own instruments and their own timetables — a rule you hear about Marbella does not automatically apply three kilometres down the road.
